A Win-Win Subdivision
Since 2017, DJL Project Management have been Striving for thoughtful and complementary development. We are excited to share a good news story from a 6-lot subdivision we are working on in the Campbelltown LGA, NSW.
We were engaged to manage the development after the DA was awarded. During our review of the Development Consent Plans, we noticed that the site had a mature Eucalyptus viminalis (commonly known as a Manna Gum), a key Koala feed tree. The original proposal had planned for its removal, triggering a condition for Koala Feed Tree Compensation valued at $14,500.
Rather than accepting the cost and environmental loss, we saw an opportunity to avoid the removal of the tree entirely.
We initiated a Section 4.55 modification to the approved Development Application, seeking to protect the tree rather than remove it. The modification was approved, incurring only $150 in council fees, requiring no time delays, and running in parallel with other critical path works. As a result, the Koala Feed Tree was saved, the owners avoided the $14,500 compensation fee, and as part of the added value we bring to each and every project, the client was not charged a cent for the preparation and coordination of the modification. A perfect example of how we continue to strive for thoughtful and complementary development.
We take pride in seeing opportunities in developments that maximise value whilst taking care of the environment.
